Within a single building, floor placement can swing the price meaningfully. Ground floors attract buyers who want easy access and sometimes commercial potential. Middle floors are usually the safest resale. Top floors are cheaper, hotter, and depend heavily on whether terrace rights come with them. Where there is no lift, the discount on upper floors grows with the age of the likely buyer.
Block condition — staircase, common areas, seepage, how maintenance is collected — signals what living there will cost you beyond the purchase. Buyers read it instinctively even when they cannot articulate it, and it shows up in what they will pay.
Paperwork and financeability
This is the factor most sellers underestimate. A property that a bank will comfortably lend against reaches a much larger pool of buyers than one that requires an all-cash purchase.
